How Our Managed Parking Program Works

Perfect Parking's managed parking program is structured as a fully turnkey revenue share arrangement. Property owners never pay out of pocket — we cover all costs of signage, technology deployment, and ongoing operations in exchange for a percentage of the parking revenue we generate from your lot. Your monthly payment arrives via ACH deposit, accompanied by a detailed revenue report showing every transaction, permit, and enforcement action from the prior period.

The process begins with a free property analysis. We review your lot's location, access points, proximity to demand generators (hotels, hospitals, shopping centers, stadiums, office buildings, or transit stops), and existing signage or access control infrastructure. Based on this review, we provide a written monthly revenue projection with a low, mid, and high estimate depending on occupancy assumptions. Most property owners receive their analysis within 48 hours of submitting the inquiry form.

Once you accept a proposal, our team schedules an on-site visit to complete satellite-based lot mapping and signage planning. We design custom signage that meets Texas state requirements for parking enforcement and includes QR codes for mobile payment. Signs are fabricated and installed by our crew — you do not need to coordinate with a contractor or obtain separate permits in most Texas jurisdictions. We typically work with properties that have at least 30 surface parking spaces, though exceptions are made for high-traffic urban locations where even smaller lots generate significant daily turnover. Do you handle enforcement, or does the property owner have to manage that?

We manage all enforcement. Property owners and managers are completely removed from the enforcement process. Our licensed enforcement partners patrol your lot on a schedule we set based on demand patterns, issue citations via license plate recognition, and handle all follow-up including appeals and collections. You never have to call a tow truck, post a warning notice, or deal directly with unauthorized parkers.

How is revenue calculated and distributed?

Revenue comes from two primary sources: parking fees paid by parkers (daily, hourly, or monthly permit rates) and a portion of citation revenue from enforcement actions. We split the total collected revenue with you on a monthly basis at an agreed percentage that varies based on lot size, market, and program type. You receive an itemized report with every deposit showing exactly how much was collected, from which payment sources, and how it was split. Our ACH deposits typically arrive within 5 to 7 business days after the close of each calendar month.

Can you integrate with our existing property management software?

Our permit portal can be accessed directly via URL or embedded link, making it compatible with any property management workflow regardless of the software you use. We do not require integration with your existing PMS, access control system, or accounting platform to run the program — though we can provide data exports in CSV and PDF formats for upload into any system you use. For large portfolios with 10 or more locations, we discuss custom data integration options during the proposal process.

What happens if we want to end the program?

Our agreements include a standard notice period — typically 60 days — after which we remove all signage, deactivate the payment and permit infrastructure, and settle any outstanding revenue owed to you. There are no long-term lock-ins or early termination penalties for properties that complete the initial program term. We believe our program should continue because it generates value for you, not because you're contractually trapped — and that has kept our average client relationship well above three years.
